Metro Vancouver Real Estate Market Update - October 2026

Metro Vancouver Real Estate Market Update - October 2026

What the latest numbers mean for homeowners thinking about selling

The October real estate numbers are in, and Metro Vancouver continues to experience a slower market as we head toward the end of 2026.

Buyers are being cautious, homes are taking longer to sell, and prices have continued to adjust. While this may sound discouraging for homeowners considering selling, it doesn't mean there aren't opportunities in today's market.

It does mean that having the right strategy is more important than ever.

A Look at October's Numbers

According to Greater Vancouver REALTORS®, there were 2,024 residential properties sold across Metro Vancouver in October, a decrease of 10.2% compared to October 2025.

There were also 15,688 homes listed for sale, giving buyers plenty of properties to choose from. Although total inventory is slightly lower than last year, it remains 24% above the 10-year seasonal average.

Here's how the different property types performed:

Detached Homes

  • Benchmark Price: $1,775,200

  • Down 7.0% from October 2025

  • Average Days on Market: 43

Townhomes

  • Benchmark Price: $1,006,500

  • Down 5.5% from October 2025

  • Average Days on Market: 33

Apartments

  • Benchmark Price: $673,400

  • Down 5.9% from October 2025

  • Average Days on Market: 47

These numbers show that buyers have more negotiating power than we've seen in some previous years.

What Does This Mean for Sellers?

If you're thinking about selling your home, one of the biggest things to understand is that today's buyers have choices.

When buyers have several similar properties to consider, they're naturally going to compare prices, condition, location, and overall value.

This is why I believe pricing your home correctly from the beginning is so important.

A home that's priced too high may sit on the market while buyers focus their attention on other properties. And the longer a home remains listed, the more difficult it can become to generate interest.

On the other hand, a well-presented home that's priced appropriately for today's market can still attract serious buyers.

Is Now a Good Time to Sell?

That's a question I hear often, and my answer is that it really depends on your individual circumstances.

Some homeowners are looking to downsize, others are relocating, and some are simply ready for a change.

If you're selling and buying another property in the same market, it's also worth remembering that while you may be selling for less than you would have a year or two ago, you could also benefit from lower prices on your next purchase.

The important thing is understanding your options before making a decision.

Every Neighbourhood Is Different

While Metro Vancouver statistics give us a good picture of the overall market, they don't always tell the whole story.

Real estate conditions can vary considerably between neighbourhoods, building types, and even individual streets.

What's happening with detached homes in Burnaby may be quite different from the condominium market in New Westminster.

That's why I always encourage homeowners to look beyond the regional averages and understand what's actually happening in their neighbourhood.

Thinking About Selling? Let's Talk.

If you're considering selling your home, whether it's next month, next spring, or sometime further down the road, now is a good time to start planning.

I'd be happy to provide you with an updated market evaluation, discuss recent sales in your neighbourhood, and help you understand what your home might realistically sell for in today's market.

There's absolutely no pressure or obligation. Sometimes it's simply helpful to know where you stand.
