📊 SELLING YOUR HOME? THE COMPETITION MATTERS MORE THAN EVER.

📊 SELLING YOUR HOME? THE COMPETITION MATTERS MORE THAN EVER.

Metro Vancouver's September 2026 real estate statistics show a market where buyers have considerable choice and sellers need to be strategic.

The sales-to-active listings ratios were:

🏡 Detached Homes: 9.5%
🏘️ Townhomes: 12.9%
🏢 Condos: 11.7%

Combined Ratio: Approximately 11.0%

According to Greater Vancouver REALTORS®, sustained sales-to-active listings ratios below 12% have historically been associated with downward pressure on home prices.

What does this mean for homeowners thinking about selling?

With fewer sales relative to available inventory, buyers can take more time comparing properties, making competitive pricing and strong presentation increasingly important.

Homes that enter the market at unrealistic prices risk sitting longer, losing momentum, and requiring price reductions.

The goal isn't simply to list your property. It's to position it as one of the most compelling choices in its market.

Whether you're selling a condo, townhouse, or detached home, understanding competing listings and recent sales is essential to developing the right strategy.
